2 · What's the plywood grade?
BWP (Boiling Water Proof) for kitchens and bathroom vanities — non-negotiable in Bangalore's humidity. MR (Moisture Resistant) acceptable only for dry rooms. Get the brand named in writing: Century, Greenply, Kitply. Vague terms like "ISI marked plywood" are intentional cover for substitution.
3 · What hardware brand?
Hettich, Blum, or Hafele on hinges, drawer channels, and soft-close mechanisms. These last 10+ years of family use. Local "soft-close hardware" sold without a brand label fails within 2–3 years — and replacing it means dismantling the unit.
4 · Written warranty terms?
A 10-year warranty on a brochure is marketing. A 10-year warranty in your signed contract — naming plywood, hardware, and finish failure as covered — is a guarantee. Ours covers all three. Industry baseline is 1 year. Demand specifics.
5 · Locked delivery timeline?
28 to 45 days for a 2–3BHK is realistic with factory-direct production. Site-cut carpenter work needs 60–90 days. Anyone quoting under 21 days is cutting curing time on finishes. The timeline should be in writing with a penalty per day of delay.
6 · Itemised quote, no "extras"?
Every line item priced separately — per sq ft for modular, per item for civil work. No "miscellaneous" or "site allowance" buckets that get filled in later. Your signed quote should be your final invoice. If the contract has an "additional charges may apply" clause, walk away.
7 · Single point of contact
One person owns your project from design through installation. Not a sales rep who hands you off to operations, who hands you off to site supervisors. Continuity is what protects the design intent from getting lost in execution.
Five contract clauses that should stop the meeting.
"Material allowance"
A line in the quote that says something like "Hardware allowance: ₹15,000" without naming the brand or part. Translation: the cheapest acceptable hardware gets bought, and any upgrade becomes an "extra." Demand named materials, period.
"Subject to site conditions"
Used as cover for revising the quote upward mid-project. Genuine site issues are covered by a one-time site survey before signing — not by an open-ended escalation clause.
100% upfront payment
Standard milestone splits in Bangalore: 30% on signing, 40% on factory production, 25% on installation, 5% on handover. Anyone asking for 100% upfront has cash-flow problems — your project becomes the working capital.
No physical address

Refuses a factory visit
"We can show you the 3D render and material samples at our showroom" is the deflection. If there's no factory to visit, it's because the work is being subcontracted — which means quality control is happening in someone else's garage.
No real project tours
Glossy renders are easy to commission. A reputable designer will introduce you to recent clients whose homes you can actually visit. Ask for three projects completed in the last six months — and to message at least one client directly.
Real price bands. If a quote sits well below the floor, something's been substituted.
